Exclusive letting of the entire shared apartment affects other owners. Owning a share does not authorise every tenancy on everyone’s behalf. Check the management agreement, a decision based on shares and any granted authority.
Practical example
The owner of half lets the entire apartment and bars the other owner. The tenancy itself does not extinguish the other owner’s use rights.
What to do
The tenant should also check the registry and signatory’s authority. Agree income allocation and scope of use. Promising unrestricted use of the whole apartment is risky where consent is unclear.
