Each participant may in principle seek termination of shared ownership. First assess physical division: independent units must satisfy legal requirements with due regard to value. A court may resolve matters if agreement is impossible.

Practical example

Separate entrances cannot be created. Temporarily allocating rooms does not necessarily constitute a physical division of ownership.

What to do

Prepare the extract, plans and technical assessment. Distinguish a use arrangement from completed division. If physical division is unavailable, assess the consequences and costs of seeking a sale in advance.
