A shared owner may dispose of their share, but that does not automatically mean a particular room. Check any agreed pre-emption right and special restrictions. Do not assume every co-owner has a general automatic purchase priority.
Practical example
An owner selling a quarter promises the buyer exclusive use of the kitchen. This may conflict with the other owners’ rights.
What to do
Identify the undivided share precisely and review use arrangements and pre-emption terms. Separately assess whether premises can be separated and registered as an independent unit.
