Investigate historic access, registered servitudes and necessary-access requirements. An empty strip on a map does not prove a legal road before purchase. Driving across another’s land without authority is not a safe solution.

Practical example

After purchase, a buyer discovers the path crosses private land. An oral neighbourly permission may not secure a permanent right.

What to do

Obtain extracts and access-history documents. Distinguish an agreed servitude from necessary access. Consider compensation and the least intrusive route; access lost through the owner’s arbitrary actions requires separate assessment.
