If physical division cannot meet legal and technical requirements, a sale may be considered to end shared ownership. It does not authorise one owner to evict the others immediately or sell the whole property alone.

Practical example

An apartment with one entrance and bathroom cannot form independent dwellings. An agreed buyout is possible; disagreement may lead to a sale question.

What to do

Obtain a technical assessment and valuation support. Consider a share buyout first. Before seeking a court-ordered sale, assess costs, realisation procedure and division of proceeds according to shares.
