Identify the affected part, maintenance duty and cause. Liability does not always fall solely on the association chair or top-floor neighbour. Examine the conduct of owners, service providers and other responsible persons.

Practical example

A damaged roof floods several apartments. Prior knowledge, warnings and measures that could have been taken matter.

What to do

Obtain the technical report, association rules, decisions and repair history. Link the claim to a specific duty. Distinguish contributions to shared repairs from compensation for individual damage already suffered.
