Short answer

Long-term use is possible within statutory limits and the property’s legal regime. Private, state-owned and agricultural land have different rules. A lease does not transfer ownership.

Practical example

A business plans a greenhouse for ten years. It needs terms for structures, water and expenditure on early termination, not merely an annual price.

What to do

Check the registry extract, land category, access and existing rights. Specify purpose, duration, indexation, subletting and return condition. Assess the special agricultural land chapter and public-property rules beforehand.

Legal basis

Georgian Civil Code — Articles 581, 587, 589, 592–606. Checked on 28 October 2026. The outcome depends on the contract, facts and evidence.
