Short answer

Removable equipment, necessary repairs and inseparable improvements are not governed identically. Taking equipment away differs from recovering expenses. Special rules and the parties’ agreement apply.

Practical example

The tenant installs an air conditioner and replaces the entire floor. The former may be removable; recovering the latter’s cost needs a separate basis.

What to do

Agree the project, permission, budget and end-of-tenancy treatment in writing beforehand. Keep receipts and photographs. Do not damage the premises when removing disputed items; assess agreed compensation and restoration duties.

Legal basis

Georgian Civil Code — Articles 545, 546, 603. Checked on 28 October 2026. The outcome depends on the contract, facts and evidence.
