Short answer

Missing features required for agreed use may support remedies such as repair, reduced rent, damages or withdrawal. Obstacles arising from the tenant’s own business are not always the owner’s responsibility.

Practical example

Premises let as a bakery lack the agreed electrical capacity. That differs from poor customer demand or failure to obtain a personal business permit.

What to do

Compare contractual use with actual condition. Obtain technical evidence and demand rectification within an appropriate period. Establish who was responsible for permits and utilities and what was known at signing.

Legal basis

Georgian Civil Code — Articles 532, 535, 536, 537, 538, 541, 554. Checked on 28 October 2026. The outcome depends on the contract, facts and evidence.
