Short answer

The parties may agree a calculable rent-adjustment rule in advance. Vague wording such as market-based increases often causes disputes. Indexation, fixed increases and renegotiation are distinct mechanisms.

Practical example

The contract provides for annual increases without an amount. That wording does not necessarily make the owner’s chosen figure binding.

What to do

Specify the starting price, adjustment date, index or percentage, cap and notice. For foreign-currency pricing, clarify lawful payment arrangements and exchange rate. Check whether unilateral changes are authorised.

Legal basis

Georgian Civil Code — Articles 319, 325, 531. Checked on 28 October 2026. The outcome depends on the contract, facts and evidence.
