Start with the agreed plan and scope of permitted changes. A general variation clause does not necessarily permit unlimited alteration of essential features. Changes to a building permit and the buyer’s contractual consent are separate issues.

Practical example

A balcony is removed or windows relocated. It matters whether this feature was agreed and how the change affects use.

What to do

Compare the signed and revised plans and request the basis and alternatives in writing. Identify the desired remedy: original performance, a price adjustment or withdrawal where the requirements are met.
