Short answer
Protection starts with written terms covering duration, termination grounds, opportunities to remedy breaches and notice. Residential tenancy protections do not all automatically apply to commercial premises.
Practical example
A café invests heavily, but its contract lets the owner terminate at any time on short notice. Investment alone does not change that clause.
What to do
Agree a stable term, renewal, treatment of fit-out costs and financial consequences of early termination. Specify notice addresses. Check the owner’s authority and sale consequences; assess registration needs individually.
Legal basis
Georgian Civil Code — Articles 319, 559, 561, 572. Checked on 28 October 2026. The outcome depends on the contract, facts and evidence.
