Essential repairs do not authorise unauthorised entry. Establish whether access is needed to common equipment or to remove danger, what alternatives exist and the necessary scope. Urgent danger calls for the authorised service.

Practical example

A leaking common pipe runs through the apartment. Agreeing a time, specialist and restoration terms reduces conflict.

What to do

Describe the incident and required work in writing, attach a specialist’s assessment and agree duration and restoration. If access is refused, involve the association and lawful remedies; forcing another person’s lock is not a safe solution.
