A gift promise creates an obligation when made in writing. A family conversation or general wish to transfer an apartment later does not create ownership. It must be clear who promises what to whom and whether a genuine obligation is intended.

Practical example

A written promise to “help someday” differs from a promise of a specified apartment with clear parties and subject matter.
