The validity of a gift may depend on fulfilling a condition or achieving a purpose. The condition must be clear, achievable and lawful. Non-fulfilment may give the donor a statutory right to withdraw. A verbal complaint does not reverse registered ownership.

Practical example

A specified use of the apartment, with an action and deadline, is clearer than a promise to “behave well.”

How to prepare

Define evidence of fulfilment, breach notices and consequences in advance. Distinguish a gratuitous gift from an arrangement that actually pays for services or maintenance.
