Inspecting an apartment and checking the owner’s ID is not a complete review. Examine the ownership basis, current encumbrances, the seller’s authority and actual condition. An immovable-property transaction requires writing and registration of ownership; payment alone does not create ownership.

Practical example

The extract names the correct owner but records a mortgage. A low price or seller’s promise cannot replace documentation releasing the mortgage.

What to check

Compare the cadastral code, area and address with the property. Check the title agreement, possible co-ownership, occupants and registry applications. Agree the payment and registration sequence in advance.
