“Black,” “white” or “green frame” terminology without a list of works does not prevent disputes. Describe walls, floors, windows, services, common areas and operating condition. Quality is assessed against agreed characteristics.
Practical example
Advertising depicts heating, but the agreement promises only pipework. The gap between expectations and the document creates an evidential problem.
What to do
Attach a specification and plan. Define permitted changes, inspection, defect records and repair deadlines. Retain advertising and correspondence, but do not leave essential terms solely in marketing material.
