Establish the cause, when it arose and the condition promised in the agreement. Seller liability for defects differs from later damage caused by a neighbour, contractor or buyer. Buying an older apartment does not itself exclude all claims.
Practical example
Damp appears on the ceiling soon after sale. It may result from an old hidden defect or a later leak from a neighbour; the responsible person may differ.
What to check
Collect the handover record, advertisement and photographs. Involve a specialist where necessary and notify the likely responsible person. Distinguish estimates from actual expenditure; the amount claimed also needs evidence.
