Short answer
Where property is sold after delivery to the tenant, the buyer replaces the landlord and assumes the relevant rental rights and obligations. Sale does not itself end an existing tenancy that day.
Practical example
An apartment is rented for one year and sold in month three. The new owner must consider that tenancy; immediate vacation requires a separate legal basis.
What to do
Check the contract, delivery of possession and the new owner’s registration. Confirm the rent recipient, deposit arrangements and contacts in writing. Buyers should obtain tenancy documents and payment records before purchasing.
Legal basis
Georgian Civil Code — Articles 572. Checked on 28 October 2026. The outcome depends on the contract, facts and evidence.
