Protection begins with identifying the tenant, clear terms and documenting initial condition. An unlimited penalty or “deposit never refundable” clause is not always effective protection. Mandatory residential-tenancy rules must be respected.
Practical example
Expensive furniture is left behind. Photographs, an inventory and key counts distinguish damage from ordinary wear.
What to do
Set rent dates, utilities, occupants and subletting terms. Observe the statutory security limit. Plan breach notices and lawful recovery of the apartment in advance.
