Arrears create a payment claim and, where requirements are met, grounds for termination. A specific Code rule permits early termination for three months’ non-payment. This does not authorise forcible eviction.
Practical example
Several months of rent and utilities are outstanding. Each debt, due date and agreement on additional expenses needs separate proof.
What to do
Prepare an arrears calculation and written demand. Properly document termination and seek return lawfully. Reconcile use of the deposit and the remaining balance; changing locks or removing possessions creates further disputes.
