Short answer
A breach does not automatically entitle the owner to evict a tenant without legal process. The tenant’s possession is protected, including against the owner. A demand to return the property must follow lawful termination; compulsory recovery requires the appropriate legal procedure.
Practical example
The tenant has not paid rent for several months. The owner may assess termination grounds and claim arrears, but putting the tenant’s belongings outside creates a separate legal risk.
What to do
Keep the contract, payment history and notices. Specify the breach, applicable deadline and return demand in writing. If refused, assess court and enforcement options; contacting the police does not itself resolve a civil dispute.
Legal basis
Georgian Civil Code — Articles 558, 562, 564, 575. Checked on 28 October 2026. The outcome depends on the contract, facts and evidence.
