Consequences depend on the price calculation, agreed area and measurement method. A per-square-metre price differs from a lump-sum property price. Any permitted-tolerance clause and its fairness must also be assessed.
Practical example
The project states 70 square metres and the final measurement 66. Check whether the balcony was counted consistently and whether recalculation was agreed.
What to check
Compare the project, cadastral plan, measurement and price formula. Seek a written explanation and recalculation where justified. A substantial difference may support remedies, but differing figures alone do not automatically terminate the agreement.
