Short answer
Lack of registration in the deceased’s name does not invariably mean no ownership right existed, but the right held at death must be established. An inheritance certificate cannot create a right the deceased never had.
Practical example
The family has an old sale contract or title document, but no electronic extract identifies the property. Archival and cadastral information must be connected.
What to do
Meet the acceptance deadline independently of the registration problem. Obtain archive certificates, old deeds, a survey plan and address history.
Points to consider
Additional registration procedures also require the special legislation governing the Public Registry and land.
