Short answer
Early termination is possible by agreement or on a statutory or contractual ground. A special residential tenant route requires one month’s notice and an acceptable solvent replacement tenant. Other grounds have different conditions.
Practical example
The tenant is moving abroad. Merely leaving the keys does not always release future rent; written termination or a legally compliant replacement offer is preferable.
What to do
Identify the relationship, ground and notice period. Record the final day, outstanding rent, deposit and handover. Health hazards and interference with use may provide separate urgent termination grounds.
