Short answer

Residential rental security is returnable when the tenancy ends, together with legally prescribed interest. Settlement must distinguish actual debt, substantiated damage and ordinary wear. The deposit does not automatically become the landlord’s income.

Practical example

The apartment is returned and rent and utilities are paid, but the landlord keeps the deposit without explanation. The tenant can demand repayment and justification for any deduction.

What to do

Sign a move-out report, take photographs and compare them with the move-in condition. Request a written settlement, itemised deductions and supporting documents. Keep proof of the deposit payment and delivery of the repayment demand.

Legal basis

Georgian Civil Code — Articles 552, 547, 564. Checked on 28 October 2026. The outcome depends on the contract, facts and evidence.
