Short answer
The landlord must maintain the property’s fitness for the agreed use. Routine repairs usually fall to the tenant. Responsibility for a particular cost depends on the cause, type of work, agreement and necessity.
Practical example
A worn-out main water system may be treated differently from a tap damaged by the tenant’s negligence. Deducting every repair from rent without assessment is unsafe.
What to do
Notify the owner immediately. Keep photographs, the technician’s findings and receipts; agree the work and cost. For urgent necessary repairs, document why waiting for a response was impossible.
Legal basis
Georgian Civil Code — Articles 532, 537, 543, 545, 548. Checked on 28 October 2026. The outcome depends on the contract, facts and evidence.
