Short answer

The report should record the apartment’s and contents’ actual condition, handover time and settlement. It reduces disputes about when damage occurred, missing items and outstanding amounts.

Practical example

The sofa was already damaged on arrival, but no record was made. Dated photographs and an inventory may become important evidence in a deposit dispute.

What to do

List the address, parties, keys, meter readings, furniture and existing defects. Attach numbered photographs. At move-out, record the returned deposit, disputed amounts and claims separately; do not sign a no-claims statement without checking.

Legal basis

Georgian Civil Code — Articles 532, 543, 547, 564. Checked on 28 October 2026. The outcome depends on the contract, facts and evidence.
