Short answer
A tenant is not liable for ordinary wear arising from use permitted by the contract. Damage and wear are different: the item’s age, initial condition, period of use and cause of deterioration matter.
Practical example
Faded paint after several years differs from a door broken by the tenant. Charging the full price of a new replacement is not always justified either.
What to do
Keep move-in and move-out photographs, an inventory and repair estimates. Ask which damage each deduction covers and for how much. An unsupported lump-sum repair charge may be disputed.
Legal basis
Georgian Civil Code — Articles 547, 552, 564. Checked on 28 October 2026. The outcome depends on the contract, facts and evidence.
